Using this site, running the calculator, subscribing to emails, or contacting us does not create an agency relationship, an attorney-client relationship, a fiduciary duty, or any other professional relationship between you and us. We do not represent you in any transaction.

Real estate law, transfer taxes, disclosure obligations and closing customs vary by state, county, and municipality, and they change. Always consult a licensed professional in your jurisdiction before making a decision about selling property.

3. Estimates are estimates

The calculator applies published rates and common local customs to the figures you enter. It is a model, not a quote and not a settlement statement. Actual costs routinely differ because of county and city rules we do not model, negotiated terms, property-specific issues, title defects, liens, prorations, HOA obligations, and rate changes that postdate our research.

We source every published rate we use and link to that source so you can check it. We make no warranty that any figure is current, complete, or accurate for your specific property or transaction, and we are not obligated to update it.

Do not use these outputs as the basis for a binding offer, a listing price, a loan application, a tax filing, or a closing figure.

4. Affiliate links and third-party services

Some links on this site are affiliate links. If you click one and sign up, we may earn a commission at no additional cost to you. This is disclosed in the site footer and on the pages where such links appear, consistent with Federal Trade Commission (FTC) guidance.

Underlying facts such as published tax rates are not owned by anyone; our selection, arrangement, and explanation of them is.

8. Limitation of liability

Our total aggregate liability for any claim relating to the site will not exceed one hundred US dollars ($100).
