Home Seller Calculator is run by AAA Internet Brands, LLC. This page explains how we handle information on homesellercalculator.com. It is short because we collect very little.

The calculator does not send us your numbers

This is the part most people want to know, so it goes first. The calculator runs entirely in your browser. Your sale price, your mortgage balance, and every other figure you type stay on your device. Using the calculator sends nothing to us, stores nothing, and logs nothing. You can sell a house using this tool and we will never know what it sold for.

Two things change that, and only if you choose them: asking us to email you the breakdown, and asking for a selling plan. Both are covered next.

What happens when you ask for a selling plan

Under the results there is an optional form that builds a plan around your situation. It is optional. Skip it and everything in the section above still holds.

If you do use it, you tick a box first, and here is what you are agreeing to. Your four answers, your email, your first name if you give one, and the figures currently in the calculator are sent to our server. Our server writes the plan using Claude, a service run by Anthropic. Your answers and your figures go to Anthropic to produce it.

Your sale price and mortgage balance are used and then dropped. They go into the plan we build for you, and they are not written to our database. What we keep is your email, your first name if you gave one, your state, your four answers, which route the plan recommended, and the date you agreed to these terms. We keep the answers because a seller with a thirty-day deadline on an inherited house needs different writing from us than someone with no deadline at all.

Anthropic does not use information sent through its business interface to train its models. Their terms are at anthropic.com/legal/commercial-terms.

What you give us

Email signups. If you ask us to email your breakdown, request a plan, or subscribe to updates, we store your email address and which page you signed up from. We use it to send what you asked for. Every message has a one-click unsubscribe link and it works immediately.

The contact form. If you write to us, we store your name, email, and message so we can reply.

What we collect automatically

Approximate location. When you submit a form, we record the country, state or region, and timezone your connection resolves to. We do not collect your city or coordinates, and we do not store your IP address. We use this to understand which states our readers are selling in, which tells us which state pages to build next.

Analytics. We use Google Analytics to see which pages get read and how people arrive. In the UK and EU it does not load at all unless you accept it first. Decline and the site works exactly the same.

Session replay. We also use Microsoft Clarity, which records an anonymized replay of mouse movement, clicks and scrolling on a page. We use it to find the parts of the site that confuse people. It is not linked to your name or email, and it does not capture what you type. Like Google Analytics, it does not load in the UK or EU unless you accept it first.

Cookies

We do not set our own tracking cookies. We store one item in your browser’s local storage to remember your analytics choice so we stop asking. Google Analytics and Microsoft Clarity set their own cookies if you allow them. You can block or delete these in your browser settings and the site will still work.

Who else handles your information

We use Vercel for hosting, Anthropic to write selling plans if you ask for one, Google Analytics and Microsoft Clarity for analytics and session replay, Resend to email ourselves when you submit a form, and our own self-hosted Listmonk and PocketBase servers for subscribers and form submissions.

We do not sell your information, we do not share it with advertisers, and we do not pass your details to real estate agents, brokers, or lead buyers. This matters in this industry, where selling seller leads is common. We do not do it.

Affiliate links

Some links to listing services are affiliate links, meaning we may earn a commission if you sign up through one. When you click an affiliate link you leave this site, and the company you land on has its own privacy policy and collects its own information. We do not receive your personal details from them, only an anonymous notification that a referral converted.

How long we keep it

Subscriptions are kept until you unsubscribe. Contact messages and plan requests are kept while we handle them and for a reasonable period after. You can ask us to delete your information at any time.

Your choices and rights

You can unsubscribe from any email using the link in it. You can ask what we hold about you, ask us to correct it, or ask us to delete it, and we will. If you are in the UK or EU, you also have the right to object to how we process your information and to lodge a complaint with your local data protection authority. If you are in California, you have the right to know what we collect and to request deletion, and we do not sell personal information as that term is defined under the California Consumer Privacy Act (CCPA). Use the contact form and tell us what you want done.

Children

This site is for adults selling property. It is not directed to children under 13 and we do not knowingly collect information from them.

Changes

If we change how we handle information, we will update this page and the date at the top.
